LOCATION: From Hebron, NE five miles North on US HWY 81 to County Road T, then one mile west on County Road T.  This is the NE corner of the tract.

 

LEGAL DESCRIPTION: The Northeast Quarter (NE 1/4), Section Twelve (12), Township Three North (T3N), Range Three West (R3W) of the 6th Principal Meridian, Thayer County, Nebraska subject to easements and restrictions whether of record or not.

 

GENERAL DESCRIPTION: This very productive farm currently consists of approximately 130 acres of nearly level to gently to moderately sloping irrigated cropland, 18 acres of dry cropland, 5.8 acres of CRP land, 3.3 acres of waterways and a 0.20 acre bin site.   The cropland soils are 83% nearly level to gently sloping upper class Crete & Hastings silt loams. A 15,000 bushel Sukup steel grain bin with sidewall stairs and power sweep is included in the sale.

IRRIGATION INFORMATION:  An irrigation well was drilled in 1992.  It is 8 inches in diameter, 255 feet deep, and test pumped at 800 gallons per minute.  An eight inch turbine pump, 60HP electric motor, and a newer Reinke Electrogator 8 tower center pivot system are included in the sale.

TAXES: Seller shall be responsible for the 2025 and all prior years’ taxes. Buyer will be responsible for all subsequent years’ taxes.  The 2024 real estate taxes were $6,398.18 with the exemption.

 

MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.

 

INSPECTION: The ground is open for inspection with respect to tenant’s crops.  Seller and Auction Company are not liable for accidents or loss during inspection. 

 

CLOSING: Closing shall be on or before December 30th, 2025.  The escrow closing will be conducted by Tom Posey Real Estate & Appraisal.

 

POSSESSION: Possession for all tracts will be on March 1, 2026.

 

MANNER OF SALE: Tracts will be offered dollars per acre which will be multiplied by 161 acres.

 

TERMS: An earnest deposit equal to 15% of the purchase price shall be paid the day of the auction upon signing the purchase agreement.  The balance shall be paid on closing in the form of certified funds.  Title insurance and escrow closing fees shall be shared equally between Buyer & Seller.  Any lender’s policy or required endorsements shall be the expense of the Buyer.  Cottonwood Title, LLC shall be the title insurance company.  The farms are not being sold contingent on loan approval.  Make all financial arrangements prior to the auction.  The property is sold in “AS IS” condition with no survey, warranties, inspections, repairs, or treatments provided or paid for by the Seller or Real Estate Firm.  Buyers are encouraged to do their own due diligence.  Schultis & Son, Inc. & Tom Posey Real Estate & Appraisal are agents of and represent the Seller in this transaction.  Any announcements made the day of the auction take precedence over any information provided in print or otherwise.
